LL requesting deposit mid month, and to delay lease signing

Hi folks,

LL is requesting deposit (today) mid month, and to delay lease signing until the 1st. The date current tenant is scheduled to move out ( i met and spoke with him), is also the 1st.

Does anything sound fishy ?

LL checks out as managing agent on a website or two the likes of say trulia.

Deed on Dept of Finance names a corporation as owner. Same corporation named on Trulia.

Tenant confirmed "knowing" managing agent. All seems legit EXCEPT the whole delay signing of lease.

Advantages of delaying lease until 1st of month ?
Any reason to delay lease signing ?
Is the delay a practice or way of doing it that you have ever heard of ?

Let's clarify a few things. The date you actually sign the lease probably doesn't matter. What you want to watch is the term of the lease, i.e., the start and end dates and that should be specified in the lease itself.

The date you give him the deposit probably doesn't matter, except get a written receipt and it would be good for you to pay it by check or by money order. Make sure the memo states what it is for. I would also do a walk-through before moving in to identify and memorialize any items that are broken or need repair.

However, be careful as the LL can decide on the 1st to not rent it to you, leaving you in a lurch. If you want certainty, I'd insist on signing ASAP. I'd tell him the deposit comes with the signed lease.

Seems like LL is putting his foot down.
The only angle i could see his them worried about a
delay for move in date.
I will suggest an addendum is fine with a
delay up to 2 weeks and prorated rent
for any delay.
Otherwise it seems ridiculous.

Understand, you can sign a least tomorrow that doesn't start until January, or April or whenever. The term of the lease is what's important... the start and end dates. The signing date (when you sign and when the LL signs) can be entirely different from the term of the lease.

I understand, I think, you are trying to make the point that the lease end and start dates are important.
I don't think there is any trickery there. Nor that there would be any.
I'm trying to figure, asking for help, why, other than concerns of liability, (liability like old tenant doesn't move, and no apartment is Available to move into), why a LL would want to delay a lease signing by two weeks, and ask for a deposit ?
Today, October 17, I was asked to submit a deposit. Was told lease signing would be Nov 1st.
Lease application says for Nov 1st to Oct 31st. I expect lease to read the same.
Why delay ? And why be willing to walk away if I don't comply ?
