Cost of a new gas boiler

I live in a 9 story apartment building in Manhattan. The building has 123 units.

Approximately, what would the cost of a new boiler for the building run? Gas boiler? Or where can I find this info?

There are many variables, not just the number of units. One factor would be the type of fuel used.

It sounds like your LL might be planning for a MCI. You can get the file from DHCR via FOIL to see what they claim the cost is.

The boiler is there. It cost $180K. No idea if that is in the normal range or what.

Best way is to consult a tenant-friendly engineer or architect. Some specialize in forensic engineering, i.e., looking at something that is already done and figuring out what it should cost, or if the LL is padding the claim.

But you should also talk to a lawyer that has lots of experience with MCI's. DHCR has a prejudice and even if you can show the claimed cost is unrealistic, they often just rubber-stamp an application if the LL has canceled checks (very easy to make fake checks).

And be aware that you likely have X days left to put in an answer, so you would need an extension of time to reply. Lawyers know how to do that.

I'm not suggesting you just throw good money at experts, but at lease talk to them. See how much tenants in your building are willing to spend to fight this.
