Early release from lease?

My lease is up Aug 31, but I am moving out-of-state on June 21 and would like to get out of the lease early. What must I do to make this happen?

I assume I must submit a formal notice in writing of my intentions to vacate, but what if my landlord doesn't want to help me out? What are my options? What are my landlord's obligations in this matter?

I realize I am responsible for my rent for the remaining two months, but I would like to avoid a sublet if possible (for a number of reasons).
