i'm afraid nothing you mention here would qualify breaking the lease. you could speak to the LL about and see if some compromise can be reached. maybe he'll even let you out altogether. some LL's are nice like that (tho not many).

now you can understand why you felt as tho the broker 'rushed' you into signing the lease and paying his fees ... he wanted to get your dough and get out!

in my last apartment we built a similar dividing wall. and while it wasn't exactly bob vila quality, it worked and wasn't that hard to do. go to the library and get a book on basic construction, build a frame out of 2X4s and stick some drywall on it. the Home Depot will deliver stuff if you can wait for it.
