1: the LL can insist on cash but LL is most definately obliged to give you a written receipt-you can pay by check next time but LL will probably give you a real hard time-so if you insist on paying by check be prepared for LL to refuse to accept it then claim you didn't pay the rent. If that happens you send the check to LL by certified mail, return receipt. LL just doesn't want to pay taxes.

You are allowed to hang pictures/paintings on the walls but kiss your security deposit good-bye. LL cannot move for eviction for hanging pictures on the walls-I believe that rider is unenforceable.The LL cannot restrict your social life-you are allowed to have people over but be aware that this LL will most likely call the police every chance she gets, so be prepared to send your guests home at about 10-11pm
Water is uncluded in your lease-LL is clearly engaging in a course of conduct designed to intimidate you and LL is quite clearly harassing you. The type of behavior this LL is exhibiting is a course of conduct designed to deprive you of the enjoyment of your apartment. There are no grounds for eviction here. You cannot be evicted for anything you mentioned here. As a rent regulated tenant LL is obligated to give you a renewal lease -none of the things you mention is grounds for refusing to give a renewal lease. Your LL is a major pain in the ass.

Are you sure your apt/bldg is rent stabilized? You should go to DHCR at Gertz Plaza and bring your lease-see a case worker to check on the status of your building and even the amount of rent you are being charged-see if the apts in your bldg have even been properly registered.
