nosy landlady tells us what to do all the time -- Please help SOON!!!!!

My wife and I live in a nice apartment in a small village in Western NY.
Our landlady is 72 and she is frankly driving us crazy. We are (and she
agrees and has told her friends) quiet people who mind our own business.
However, every time we see her, there is something wrong. Either a car is
leaking oil on the driveway (my wife spent $800 trying to get the oil leaks
fixed, until she finally decided to park at a neighbor's house. The toilet
leaks, and I have tried to fix it - it still leaks, but she hasn't done
anything about it. My wife has long hair and she combs it out over the shower,
and uses the water from the shower to wet the comb. This means turning the
water on several times - my landlady complains that this noise wakes her out
of a sound sleep - yet she is of her own admission hard-of-hearing and can't
hear my wife's radio that she plays while she is in the shower!! there is no one on
the street that speaks to her. i have tried tohave a Christian attitude and
have tried to forgive and forget in the past, but i can't do it anymore.
She is very argumentative if the slightest thing is off kilter. This past
Tuesday was the straw that broke the camel's back -- Our street is under
construction. The garbage men couldn't pick up our garbage. The garbage
cans were full. We had garbage upstairs in front of the sink. (2 bags)
Our house was frankly a disaster - probably the worst it has looked in 3
years of marriage. Of all days for there to be a gas leak outside our
house!! Neither my wife nor I were home. i have no objection to the landlady
entering our house, BUT what a have an objection to is the lecture I got
on housekeeping - "You know... i don't mind the clutter, but i don't want
there to be cockroaches and rats up there. I'm not one to tell you how to keep
house... (etc. ad nauseum)."
We are going to start looking for another apartment, but until we find one
how do we handle this situation? What rights do we have? Does this
constitute verbal abuse? I hope that someone can help me, for i am going to get an
ulcer very soon. Thank you.
